"I found selling privately
a little more stressful at first as we weren't getting the
viewings we expected. However, we came to realise that whilst we
had fewer viewings compared to when we tried to sell through an
agent, the viewers were more informed and more interested than
the crowds of people the agent sent. Once we had an offer, it
was very straightforward - particularly as we remained in direct
contact with our buyers so could answer any queries promptly.
I had decided to try
selling privately after advertising the property with a local
Estate Agent for over a year without success. We did have
reservations - like many people, we thought we needed to use an
Estate Agent and thought that buyers would think we were
"dodgy" (ie something to hide) if we didn't use
an agent. We had read about HouseWeb and as we had no experience
of selling privately, we went with it.
We selected the Deluxe
package with a For Sale Board.
We only had one enquiry
directly from the board. But for those who contacted us through
the net, having the board made our sale look more professional
and authentic when they came to view. The board also proved to
be an excellent toboggan when it snowed last February!
By
using HouseWeb rather than an estate agent, we managed to save
approximately £5,500 as well as managing to sell for £20K
above the estate agent valuation.
My recommendation to
anyone thinking of selling privately would be to be patient, be
ready to deal face-to-face with your buyer and be prepared to
negotiate - and when the sale goes through, enjoy the
satisfaction of selling it yourself and saving thousands of
pounds on agent fees! I certainly won’t use an agent in the
future.
